Why is is that buyers or sellers ask for the realtor's commission when they don't get the price they want? Do stock brokers give back their commissions on trades of the stocks go down? Do accountants take a pay cut if the client gets audited? Why then do principles ask for commissions?

I have been in the RE biz for 17years. I cannot think of one person off the top of my head that has EarthQuake Insurance.
In the past, the premiums were TOO HIGH and coverage TOO LOW.
Now insurance carriers have made the coverage better and cheaper. It is still important to understand pluses and minuses of coverage.
It is also a good idea to know about your home. IE - the structural engineering and the soil. Almost all newer homes were built with high seismic requirements to withstand a huge earthquake. Older homes did not have such requirements.
So, understand your proximity to actual faults (California is one big fault - in my opinion).
Then factor in the quality of contsruction.
Then factor in your EQUITY!
It is a classic risk/reward scenario.
Mar 15, 2011 - Custom Homes have custom features...
These features do NOT show up on typical spreadsheets that buyers use to determine value. Buyers are using price per foot statistics to determine a property's value. This can be an acceptable tool IF buyers are comparing apples to apples. In Real Estate terms - TRACT HOUSES. Tract houses have the same contractors, materials, floor plans, lot sizes etc. Fine!- use price per foot.
Custom Homes are just that, CUSTOM, or one-of-a-kind. They are a uniques pice of art.
