Closed a crazy deal yesterday. 1137 Via di Salerno. Listed 2,095,000. Owners went on vacation. Offer came in while owners were on sandy beaches on the east coast. The offer was low (shocker). We negotiated the offer/counters via email. Seller gave a discount ONLY for a quick close. When I say quick, I mean quick. 7 day closing. I negotitated and closed the deal while the sellers were (and still are) on the beach! They have a free 30day rent back; so they have time to move.

Aug 6, 2010 - insight into recent negotiations here are RUBY HILL

I have received several offer to purchase/lease property lately. I work at Ruby Hill predominantly. Owners are getting offers from solid/qualified people; but, the offers are low. When the owners COUNTER the offer - the buyer/tenant "walks". In other words....the offers that are coming in are TAKE - IT - OR - LEAVE - IT.

The buyer/tenant does not 'say' that initially, but, by the time the owners understands that offer and makes a counter proposal, the buyer/tenant either moved onto to another property OR simply rejects the owners proposal and we are all back to square one.

If you pass the Bar Exam-you are not a great attorney.
If you pass the medical exams- you are not immediatly a surgeon.

Real Estate is no different. Make your decisions on experience, PROVEN results, knowledge.....

An all too often mistake is asking your friends with no regard for experience, understanding of market (conditons/forces).
